Sustainable Design for a
Mixed-Use Infill Redevelopment

Award-Winning Project


The City of Rochester, Minnesota, wanted to develop several adjacent parcels of city-owned property in the downtown area. They had a vision for a mixed-use development that not only fit with the context of the surrounding area, but also stimulated further development.


To meet the owner’s desired conservation and sustainability standards for the redevelopment, the SEH team reviewed ICC-700 national Green Building Standard® (NGBS) Green Land Development Certification criteria and identified sustainable design elements that could be incorporated into the site design. Our multidisciplinary team also prepared a Natural Resources Inventory Plan to identify features to be conserved, such as mature trees throughout the site. Team members worked with the Wisconsin Department of Natural Resources (WDNR) Green Tier staff for streamlined DNR permitting. Existing off-site drainage issues, previously identified through public meetings, lead us to work closely with the City of Brookfield staff to resolve issues, including the design of a rear swale biofiltration system and updates to stormwater infrastructure throughout the site providing a natural buffer between lots. The site design also reduced total impervious surface and incorporated innovative stormwater management design features.
